Service and Assistance Animals

Service and qualifying assistance animals, including emotional support or companion animals, are not considered pets and are handled differently under Gia Capital’s policy.

  • Standard pet breed, weight, and number restrictions do not apply
  • Pet application fees, pet deposits, and monthly pet rent do not apply
  • If a service dog’s trained work or task is readily apparent, the accommodation may be granted without additional documentation
  • If the task is not obvious, the leasing team may ask whether the animal is required because of a disability and what work or task it has been trained to perform. Documentation may be requested when appropriate as part of our review.

Resident Responsibilities

Residents with animals are responsible for following applicable lease and property requirements. These include:

  • Keeping required vaccinations current
  • Properly disposing of animal waste
  • Following applicable leash rules
  • Preventing aggressive or unsafe behavior
  • Paying for animal-related damage beyond normal wear and tear
  • Following other applicable community and lease rules

Disability-related exceptions may be made when appropriate, such as when a service animal must be off leash to perform a trained task.

To all of the students heading back to the classroom - and all of the parents, grandparents, guardians, and family members helping them get there-we wish you a positive and successful school year. A new school year brings a fresh start - and a very busy schedule. For working families, back-to-school season can mean early mornings, school drop-offs, bus schedules, work shifts, homework, dinner, laundry, and getting everyone ready to do it all again the next day. With the 2026–27 school year now underway across Houston, families are settling back into routines and finding ways to make weekdays run a little more smoothly. At Gia Capital , we know that home plays an important part in that routine. A comfortable place to come home to can give families space to eat together, finish homework, prepare for the next day, and slow down after a busy schedule.
