Living with Pets at Gia Capital
At Gia Capital, we know pets can be an important part of the family. Our communities welcome pets that meet the requirements in our pet policy, and our team is here to help make the process clear and simple.

Types of Pets
Allowed pets include:
- Dogs
- Cats
- Fish
- Aquariums up to 20 gallons are allowed without a pet deposit
- Aquariums over 20 gallons require a pet deposit and proof of renter’s insurance
- Birds
Not permitted:
- Exotic animals such as rabbits, ferrets, snakes, gerbils, hamsters, rats, mice, chinchillas, and large birds
- Rottweilers
- Chows
- Dobermans
- Pit Bulls
Size and Number Limits
- Maximum of 2 pets per apartment
- Pets must weigh 35 lbs. or less when fully grown
- Dogs must be at least 1 year old
- Cats must be
spayed or neutered and declawed

Fees and Monthly Pet Rent
- Pet application fee: $250 for either 1 or 2 pets
- Monthly pet rent: $25 per pet
- Any applicable pet deposits must be paid before the pet moves into the apartment
Residents must also provide:
- Vaccination records
- Dog breed verification, when applicable
- Proof of city license
- A signed Pet Addendum
The property team will also keep a photo of the animal in the resident’s file.
Service and Assistance Animals
Service and qualifying assistance animals, including emotional support or companion animals, are not considered pets and are handled differently under Gia Capital’s policy.
- Standard pet breed, weight, and number restrictions do not apply
- Pet application fees, pet deposits, and monthly pet rent do not apply
- If a service dog’s trained work or task is readily apparent, the accommodation may be granted without additional documentation
- If the task is not obvious, the leasing team may ask whether the animal is required because of a disability and what work or task it has been trained to perform. Documentation may be requested when appropriate as part of our review.
Resident Responsibilities
Residents with animals are responsible for following applicable lease and property requirements. These include:
- Keeping required vaccinations current
- Properly disposing of animal waste
- Following applicable leash rules
- Preventing aggressive or unsafe behavior
- Paying for animal-related damage beyond normal wear and tear
- Following other applicable community and lease rules
Disability-related exceptions may be made when appropriate, such as when a service animal must be off leash to perform a trained task.
